How to look up your building's LL84 status
Updated October 16, 2026.
Three questions decide whether Local Law 84 is a problem for your building: Is it on the City's list? Does it have an open violation? Did this year's report get through? Here is where each answer lives, all free.
1. Is the building covered?
The City publishes a Covered Buildings List every year. The DOB page says LL84 applies to a building that exceeds 25,000 gross square feet
, plus groups of buildings on one tax lot or under one condo board that together exceed 100,000 gross square feet, or a City building
. The list is keyed by the 10-digit BBL (borough-block-lot). If you think your building is listed in error because of its square footage, the City says to email the Department of Finance at sustainablebuildings@finance.nyc.gov with the BBL, your contact details and an explanation.
2. Does it have an open violation?
- DOB NOW (nyc.gov/dobnow) for violations issued on or after December 1, 2024. The DOB says the status of a violation
can be found online by using the Department's Building Information System (issued before 12/02/24) and DOB NOW (issued on or after 12/01/24) at any time.
Payment and challenges are also done there. - NYC Open Data, DOB Safety Violations: the public record of every issued violation, including LL84 ones (violation types "FTF-EN-BENCH" for not filed and "DQ-EN-BENCH" for data quality), with the issue date and status. It can lag the City's own systems by days.
3. Did the report get through?
- ENERGY STAR Portfolio Manager: open the property and look at its sharing with "NYC" (the City's account). The confirmation email from Portfolio Manager showing the date the data was released to the City is the proof the City itself accepts in a challenge.
- BEAM: the City's review portal shows whether the submitted data passed its checks and, if not, which data-quality label it got. The City also emails the Portfolio Manager contact from BEAM_LL97@buildings.nyc.gov.
- Public disclosure data: the City publishes each year's reported energy data on NYC Open Data, usually many months after the deadline. If your building is missing from the latest year, that is a sign the report was not received, but it is not proof.
The fast way: our free checker
Type the street address or the BBL into Check your building and we show, in one place, whether the building is on the 2026 Covered Buildings List, any open LL84 violations in the public record with their dates, the last public filing year, the building size, and whether Local Law 97 also applies. It takes a few seconds and asks for nothing but the address. NYC Benchmark Filing is a private company, not the City; our checker reads the City's public data and can lag it by days.
What to do with the answer
- Covered, no report, no violation yet: file before the next quarterly date, November 1, 2026. See NYC benchmarking deadlines.
- Open violation, never filed: see LL84 violation: what to do.
- Filed but flagged for data quality: see rejected LL84 report: how to fix it.
- Filed and accepted: you are done until next May 1. If you would rather not do it again next year, our annual plan files it for you.
